Mobile Home Roofing Options...

If you have a mobile home and you would like to replace the roof for any reason, you need to consider your options so that you can ensure you get the most roof for your money. With a few different choices available, you need to take some time and go over each of them so that you can determine what offers the most quality, the best features, and the best price. It is most important to not just choose a roofing material based on its low cost alone, but to understand if the roofing material will provide energy efficiency and if it will pass the test of time, even when dealing with the weather. Otherwise, an effort to save money in the beginning could be very costly in the long run.

Overview of Your Options

When you begin looking into your different mobile home roofing types, you will be able to choose from three main options: aluminum, asphalt shingles, and TPO. Let’s look at a few more details of each so that you can determine which of these would work well on your own mobile home.

Asphalt Shingles

Asphalt shingles are sometimes used as the roofing material on mobile homes. There are a few things that you should consider about asphalt shingles: on site-built homes, two or three layers of shingles are acceptable but on a mobile home, only one layer is permissible. If you have an asphalt shingle roof that needs to be replaced, you will need to remove all of them and replace them. You can’t cover them over with a second layer of shingles as you would do in a traditional shingle roof. The primary reason is the weight. A typical mobile home might use nine or more squares of shingles, adding a hefty 2,160 pounds or more to an existing roof. Mobile home roof trusses just aren’t built to handle the additional weight of an additional layer of shingles.

With just a single layer available, the shingles will be especially prone to leaking with very little standing between your home and the elements.

Aluminum cannot be used alone, but instead works with another material that works as an insulating layer. Aluminum is lightweight, which may seem ideal for a mobile home, but it doesn’t offer the insulation and energy efficiency many people would prefer in their home.

Additionally, even a small amount of damage will require replacing whole aluminum sheets, which can become costly.

TPO is a material that is flexible and easy to install. It is white, which is optimal for energy efficiency, and it is relatively cheap. Additionally, the installation is even lower in cost since different seam widths are available. TPO is lightweight and extremely durable even in all types of weather situations.

Why TPO Is the Best Option

When it comes to energy efficiency, aluminum doesn’t have much to offer unless it is used with a very strong insulating material which can add to the replacement costs. Asphalt is a good insulator but it can leak very easily on a mobile home can lead to leaks too easily on mobile homes. TPO Membrane roof overs are energy efficient in all weather and when it comes to cost, TPO wins out. It is low in cost to install, cheap to repair, and long-lasting. Additionally, the material works well in hot and cold environments as well as in all types of weather.

How a Membrane Roof Is Installed...

If you are considering having a membrane roof installed, like a TPO, then it’s a good idea to know what to expect throughout the process. That way, you can be prepared for timelines, and you will know what is going on while the installers are hard at work. Below, you will find the steps that are used in order to install the roof properly as a roof over.

Roof Tear Off

The first step will be tearing off the old roofing system. This is not always needed but in most cases, the old roofing material will need to be torn off. Once this is done, then any weakened areas will be located and plywood will be installed to shore up those spots.

Perimeter Wood Installation

The next step is to add perimeter wood that will work as a fastener for the membrane roof when it is installed. 2x4s are used, and they will be pressure treated so that they will hold up against weather of all types. These 2x4s will be fastened with hurricane screws for strength and they will be placed along the perimeter of the home as well as on patios, porches, and lanais as needed.

Insulation Board Install

Next, the insulation board will be used on the whole roof. This board has a foil face and it is made from poly-styrene. The boards will be installed with three-inch rib plates that are fastened in place with hurricane screws, as well. This material will immediately lower your energy bill by 30-50 percent.

White Aluminum Drip Edge and Fascia Install

The next step will be for the perimeter of the home. To begin with, an aluminum fascia will be fastened into place for a smoother, aesthetic look for your home. Next, a drip edge will be installed and connected to the perimeter. This will help to ensure the roof is as water tight as possible. That way, you do not have to worry about leaks at all when you choose a membrane roof.

Membrane Installation

Now that all of this is in place, the membrane will be added. This membrane comes in a few different widths to suit any roofing need and it will be placed end to end and fastened with hurricane screws. The layers of the membrane will be overlapped around six inches to ensure the best seal. It is heat welded together to create a seamless, one piece roof.

Aluminum Termination Bar Installation

An aluminum termination bar is used to fasten the membrane to the home and uses aluminum termination screws. Any excess membrane will then be trimmed for a professional finish.

Vents and Skylight Installation

Any vents and skylights needed will be placed and fastened with hurricane screws and a membrane boot will be used to ensure there is no leak issue.

Membrane Roof Completion

Now, your roof is complete, your installers will remove any debris from the ground. This way, you don’t have to worry about a thing and your roof will look perfect. With your new membrane roof, you will be able to enjoy years of seamless leak protection for your home.

Mobile Home Roof Over...

Mobile Home Roof Over for Bradenton, FL & the Surrounding Community

All Weather Roofing, Inc. is a mobile home roof over pro, offering the ultimate TPO membrane roof over for your leaky mobile home roof.

Got an issue with your roof? If it’s damaged or leaking it could be time to consider a mobile home roof over.

Why Consider a Roof-Over Instead of a Repair?

You may have tried to patch or repair your leaky roof, and certainly, another repair could be attempted. However, keep in mind most repairs are a short term solution, and eventually, you’re likely going to have to consider a reasonably priced replacement.

We know it seems like less of a hassle to just make a repair and certainly, it costs less, but if leaks continue and continue, they can lead to structural damage, mold and other issues.

Also, you can bet if you locate one leak, there are others that you won’t find. This often leads to a whack-a-mole type situation where you’re constantly chasing leaks and this can lead to mold problems and further damage.

Rather than risk sagging ceilings, unstable floors, wet wiring that could be a fire hazard, and damage to your drywall, it’s better to stop the problem before it gets worse. Once it reaches the point where you are seeing visible signs or worse, are slipping on water, it’s time to take action to avoid further damage and possible injury.

Why a TPO Membrane Roof Over?

Do You Need a New Roof for Your Mobile Home?...

If the roof on your mobile home has been damaged, or if it’s leaking, you are probably weighing the benefits of repairing the roof over having it replaced. Either solution has its benefits. If the leaking isn’t severe – meaning that you don’t have puddles on your floor in which people could slip and fall – you might be able to get by with a repair job. Keep in mind, though, that repairing is a shorter-term solution, and if your roof is leaking the time will come when you must have it replaced.

Sometimes you have to save up the money to have the job done right, and if that sounds like your situation, you’ll be relieved to know that minor leaks can be repaired in order to buy you a bit of time. You may not have to deal with a full replacement right away, but of course you should keep in mind that leaks are an indication that things are going wrong, and will continue to go wrong. So you might patch it up in the short term, but don’t lose sight of the fact that replacement will eventually be the only option to prevent further damage.

What Should I Do?

First, locate the source of the leak. There may be more than one problem spot. If the problem isn’t overly severe, a mobile home roof repair and replacement company like All Weather Roofing, Inc., can use a special compound to seal the leak and prevent further damage in the short term. However, you might be surprised at how cost-effective full replacement can be.

At All Weather Roofing, Inc., we have decades of experience in repairing and replacing mobile home roofing. Our TPO (thermoplastic poly olefin) roofing is perfectly suited to mobile home roofs. It’s available in classic Non-Pattern White, or if you’d like something a little different, consider the Stony Ridge or Sierra Vista shingle pattern. Whatever you choose, you can feel secure in knowing that it’s backed by a lifetime transferable warranty. Your AC costs will be reduced because of the natural cooling effect of this roofing material (up to 30% reduction), and you can count on a lifetime of leak-proof service.

A Roofing Company and Product You Can Trust

At All Weather Roofing, Inc., we have 30 decades of experience and expertise in mobile home roof replacement. Since 1984, our company has seen incredible growth, and yet remained family owned. We enjoy a reputation for being the best mobile home roofing company in the Tampa Bay area, and our customer reviews back up that claim. We also have an A+ Better Business Bureau rating, and are members of the Better Business Council.

Mobile Home Roof Leaks

Mobile Home Roof Leaks...

Mobile Home Roof Leaks

Signs You Have a Leak

There are several important things you can look for to determine whether or not you have a leak. Among the first are brown or other dark colored stains on the ceiling. While these stains are the most noticeable indicators, you should also be on the lookout for moisture, especially a buildup of it, in addition to dampness coming from the ceiling or along the walls.

It is important to realize that the source of a mobile home roof leak may not be located directly next to wet spots. A hole in the roof, ceiling or floor may actually allow rain or other water and debris to travel a fair distance to the final area where moisture will collect.

Of course, not all signs of a mobile home roof leak are visible. In fact, you may feel soft spots caused by rotten wood when walking along the floor or when touching a wall. Sometimes you may even notice this before you see any spots on the ceiling above. A musty smell is often a telltale sign as well.

Health Concerns of Living with a Leaky Mobile Home Roof

When a leak is bad enough that brown stains develop on the ceiling, chances are that ceiling may not last much longer. Should the outside structure of a mobile home deteriorate from the moisture exposed during a leak, there is a great chance those living inside the unit could be in danger.

Also, as previously mentioned, many of the issues you will spot that indicate a leak involve a high amount of moisture. When moisture builds up, the home is susceptible to black mold and mildew.
Breathing in mold spores contributes to a long list of health concerns that are associated with mold and mildew, such as asthma, nasal congestion, conjunctival inflammation and rhinitis among others. For those who notice indicators including headaches, nausea, or flu-like symptoms, there could be a mold issue.

Elderly residents are particularly prone to increased dangers. Not only are their immune systems weaker to the dangers of mold and mildew, but the possibility of sliding, stumbling and ultimately falling because of a puddle that has collected on the floor of the home is a major concern.

Finally, there is even a concern when it comes to fires. Wires can be exposed to the elements when the hole of a leak exposes them. Those wires can short and spark and start a fire that would send the entire structure aflame.

What to Do When Your Mobile Home’s Roof Leaks?

Contact us today and we will arrange a time that works best for you and get a representative out to perform a detailed video inspection of your roof so you can easily see where the problem areas might exist.  We then give you a free, no obligation estimate, and your beautiful new roof will be installed in days. If you don’t need it, we don’t sell it!

What is a TPO Membrane Roof?...

The Benefits of a TPO Membrane Roof

TPO membrane roofs are very popular because they provide a wide range of benefits for the homeowner, as well as the installation crew and the environment. The benefits of a TPO membrane roof, include:

  • Energy efficiency due to the reflection of heat
  • Increased resistance to UV rays, ozone, acid rain, holes from hail storms, grease, and microbial development, as well as the exposure of many chemicals.
  • Installation is easy for our team of qualified professionals
  • The materials are very lightweight and flexible, which will allow it to fit to different shapes and sizes of roofs.

Generally, TPO membrane roofs are white. This aids in the reflection of heat and energy efficiency. A black or darker colored material absorbs heat, which will increase the amount of energy needed to cool the home or building. All of these benefits combine to create a long-lasting roof that is cost effective to install and maintain.

How it Works

For a mobile home, a TPO membrane roof will be installed using a roll of the materials. Seams will be welded together using hot air. This will seal the seams and ensure a perfect fit and protect against leaks. The membranes are strengthened and protected with a polyester fabric and come in a variety of thicknesses.

Why it’s a Great Solution for a Replacement Roof

When replacing a roof, you expect the new one to last a long time. Because of the weather and chemical resistance benefits of a TPO membrane roof, it is very durable. Also, the flexible fit will enhance that durability because the material will fit securely to the home and give it more structural integrity. This helps to reduce the likelihood of tearing the roof as a result of weather related issues.

Also, the environmentally friendly benefits of a TPO membrane roof will provide additional advantages in the long run. When a roof reflects heat, it will help keep the core temperature in the home cooler. When an air conditioner is able to work less to keep the home at a comfortable temperature, fewer gasses will be released into the air. That is not only better for the environment, but it will also reduce the costs of monthly energy bills.

Address Roof Repairs Before They Gets Worse

There are many reasons you should address a leaky roof or other types of damage immediately. Most of them have a direct impact on the health of you, your family, and anyone else living under your roof. First, there are health concerns that are caused by mold and mildew. The constant presence of moisture from an untreated roof leak can lead to respiratory conditions such as asthma.

In addition to medical issues, a leaky roof can lead to dangerous puddles that can cause residents to slip and fall, potentially creating bigger issues like broken bones. Furthermore, wires exposed to moisture can cause a fire. Plus, moist wood can rot, which will leave a home unsafe without a solid structure. People could fall through the floor, or the roof could collapse from above.

They include the customary Non-Pattern White – our most popular option, or one of our two IB Roofing Systems Shingle Patterns: Stony Ridge or Sierra Vista. All three look great and are backed by a lifetime transferable warranty, so you can’t make a wrong decision.

How a Roof Over Works: Step by Step

How a Roof Over Works: Step by Step...

Ready for a roof over and want to know what to expect? The seven steps are covered here so you know exactly what All Weather Roofing will do when we show up to get started on creating a new, safe and secure roof for your home or commercial property.

Insulation & Plywood Removal

Preparation: Tear Off & Deck Replacement

Some roofs, but not all, require the old roofing system to be torn off before we can begin installing your lifetime warrantied roof. Once the original roof is exposed, we install plywood in any weak or rotted areas to help strengthen the affected areas.

Pressure Treated 2x4 PerimeterStep One:Pressure Treated 2×4 Perimeter

The installation process begins with a perimeter of pressure treated 2x4s fastened every 12 inches by a 3 inch aluminum hurricane screw. Additional pressure treated 2x4s are added for support to lanais, porches, patios, Florida rooms, carports, and most other housing additions.

Polystyrene Insulation BoardStep Two: Polystyrene Insulation Board

Next, we install the foil faced poly-styrene insulation board which is secured by 3 inch galvanized rib plates and fastened by a 3 inch aluminum hurricane screw. With this high quality poly-styrene insulation board installed you can expect 30%- 50% reductions in your energy bills.

Fascia coming together!Step Three: White Aluminum Drip Edge & Fascia

Once the perimeter and insulation board are installed, we install aluminum fascia to the front and back of the home to ensure that your home looks even better than before. Once the fascia is put in place, white aluminum drip edge is installed around the 2×4 perimeter to add yet another layer of leak protection.

Single-Ply TPO Membrane Installation In ProgressStep Four: Single-Ply TPO or PVC Membrane

With the rest of the roof over structure in place, we roll the 6 foot wide single-ply membrane from end to end, which is then hurricane fastened every 18 inches, with each layer to overlap approximately 5 to 6 inches. Your new seamless roof over is now heat welded together to create a one piece blanket of protection.

Finished Term Bar & FasciaStep Five: Aluminum Termination Bar

Next we attach the membrane to the structure with an aluminum termination bar, fastened every 6 inches on center by aluminum termination screws, and any excess is trimmed off.

Step Six: Spun Aluminum Vents

At this point we install all new spun aluminum vents, which are then fastened with a 3 inch aluminum hurricane screw. Next, a membrane boot is placed tightly over the vent and then seamlessly heat welded to the single-ply membrane, to ensure the ultimate leak protection.

Step Seven: Completion & Housekeeping

Now that you’re new maintenance free roof over is installed, our factory trained installers meticulously scour the ground around your home, driveway, street, and other areas for any debris left behind. Good housekeeping is just one more way in which All Weather Roofing, Inc. can go the extra mile for our customers to ensure their total satisfaction with our company and their new roof over!
